Housing constitutes one of the fundamental needs of human beings alongside food and clothing, serving as a critical component of human welfare and well-being. Beyond providing mere shelter, housing is expected to deliver a range of utilities such as safety, comfort, sanitation, accessibility, and security of life and property. The level of satisfaction derived from housing depends largely on the adequacy of these elements as experienced by the end users, who are primarily tenants and owner-occupiers. Users of residential buildings are in the best position to evaluate the functionality and performance of housing facilities because their daily interaction with the built environment exposes them to its strengths and shortcomings. Factors such as the availability of basic amenities, including water and electricity supply, accessibility to good road networks, neighbourhood quality, and effective sanitation systems significantly influence residents’ housing satisfaction. In addition, housing characteristics such as building condition, design, size, location, finishing, and the surrounding environment interact with market forces of demand and supply to determine rental values and the perceived utility of residential properties. In many instances, the willingness of tenants to pay certain rental values may reflect their perceived level of satisfaction with the housing unit and its environment. Against this backdrop, this study examines the level of users’ housing satisfaction among residents of Owerri Municipal Local Government Area (LGA) of Imo State, Nigeria. The study aims to provide insights into the key factors influencing housing satisfaction and to generate information that can guide prospective residents, housing developers, and policy makers in making informed decisions regarding residential housing development and management.
