The concept of service charge in Nigeria has evolved alongside changes in housing development patterns, transitioning from basic shelter provision to more sophisticated multi-tenanted residential properties. Service charge, often referred to as the "service maintenance charge," is a mandatory fee borne collectively by tenants to cover the cost of maintaining common facilities and areas within a property. Proper determination and administration of service charges are essential to ensuring adequate funding for property maintenance and the preservation of property value. However, arbitrary or unstructured methods of calculating service charges by property managers can result in insufficient maintenance funding, jeopardizing the quality and longevity of multi-tenanted residential properties. This study evaluates the methods used in determining service charges in the management of multi-tenanted residential properties in South-East Nigeria, emphasizing the need for professional, evidence-based approaches to ensure fair and adequate allocation of maintenance costs.
