Abstract
The study conducted a comparative analysis on the determinants of patronage of rental residential apartments among doctors and nurses in Ekiti State. The study employed descriptive research design and geographically the study was restricted to two health centers in Ekiti State namely, Ekiti State University Teaching Hospital and Federal Medical Centre Ido-Ekiti and a total sample size of one hundred and eighty-nine (234) respondents was determined using Krejcie and Morgan table criteria. On the same vein, total sample size was distributed between the doctors and nurses in Ekiti State that patronize rental residential apartments with doctors having a total respondents of seventy-nine (109) while nurses had a total respondents of one hundred and ten (125) that patronize rental residential apartments. Additionally, well-structured questionnaire was adopted as the research instrument that assists in the gathering of relevant primary data from the sampled respondents in Ekiti state medical centers for the purpose of comparative analysis. Also, the obtained data and formulated hypotheses were analyzed and tested using descriptive statistics that entails correlation analysis and hierarchical multiple regression estimation techniques. After robust analysis, the outcomes of the study revealed that security had a positive and significant effect on the patronage of rental residential apartments among doctors and nurses in Ekiti State; net income had a positive significant and insignificant effect on the patronage of rental residential apartments among the doctors and nurses in Ekiti State respectively and proximity had a negative insignificant and significant effect on the patronage of rental residential apartments among the doctors and nurses in Ekiti State respectively. More so, the study concluded that on a common ground, security is a significant determinant of the patronage of rental residential apartments among the medical personnel in Ekiti State. While, on a conflicting ground, net income is a significant determinant of the patronage of rental residential apartments among the doctors in Ekiti State but insignificant determinants of the patronage of rental residential apartments among the nurses in Ekiti State. Also, proximity is an insignificant determinant of the patronage of rental residential apartments among the doctors in Ekiti State but significant determinant of patronage of rental residential apartments among nurses in Ekiti State. However, the study also recommended that the proximity of a rental residential apartment to workplace or major roads should be adopted as a basis for the medical personnel patronage decisions and security provided by the landlords and real estate agents should be sustained as it has encouraged more patronage of their rental residential apartments by the medical personnel.
